BIM Project Coordination

I provide BIM project coordination at whatever level you need – whether I'm representing the investor, developer, general designer or an individual discipline, in Bratislava and across Slovakia. I identify clashes between all disciplines in the digital model before they reach the construction site.

Level 1

Investor, Developer/Contractor

As BIM coordinator on the side of the investor, developer or contractor, I prepare or review the EIR and BEP document and hand it to the general designer. Throughout the project, I oversee compliance with model LOD, naming conventions, model structure and other technical requirements, and I review and comment on work directly in the CDE.

At this level, I provide:

  • Preparing or reviewing the EIR and BEP document
  • Oversight of LOD (level of development), naming conventions, technical parameters and other aspects defined in the BEP document
  • Review and comments directly in the CDE – if no CDE is agreed on, this can also be a shared server or Revit Server when Revit is the primary tool
  • Coordination meetings according to the project schedule (e.g. every 4-8 weeks during the building permit documentation stage, every 4 weeks during the construction execution documentation stage)
  • Preparing the model for Facility Management after handover, if required by the EIR

Level 2

General Designer

For the general designer, I check all BIM models across disciplines – architecture, structural, MEP, electrical, fire protection and others – to verify they are correctly exported, modeled, and have the right parameters assigned. On a weekly basis, I resolve 3D clashes in Navisworks, using the CDE platform agreed in the BEP document (e.g. BIM Collaborate Pro, Dalux, etc.). I also check LOD compliance and duplicate elements in the model.

Level 3

Individual Discipline

For an individual discipline, my task is to ensure the model is correctly exported to IFC with the required parameters and LOD, ready for coordination with other disciplines. For example, I can also configure the IFC export settings correctly in Revit – via a mapping table or via schedules, depending on how complex the required parameters are.

At this level, I provide:

  • Correct Revit schedule setup for exporting IFC with parameters
  • Mapping table setup for correct IFC export on more complex models
  • Checking and fixing any model issues that arise during the IFC export

Methodology

Types of Clashes and Tools

I divide clashes into three types and handle each differently – automated checking alone can't replace real construction experience.

How I approach it:

  • Hard clash – two objects directly intersect
  • Soft clash – an object encroaches on installation or service clearance space
  • Time-based clash – objects are geometrically fine but conflict according to the construction schedule
  • Clash detection tools: Navisworks, BIM Collaborate Pro

Abbreviations and Terms Around BIM Coordination

What is a BEP?

A BEP (BIM Execution Plan) is a document that defines how the BIM process on a project will actually be carried out – which tools, formats, LOD, data structure and responsibilities each discipline will follow.

What is an EIR?

EIR (Exchange Information Requirements) is a document from the investor or client that defines what information, and at what quality, they expect from the BIM model. The BEP then describes how these requirements are practically fulfilled.

What is the difference between EIR and BEP?

The EIR defines what the client expects from the BIM model – it's the brief. The BEP describes how this is actually achieved on the project, by whom, in what way, and in which tools – it's the execution plan.

What is a CDE?

A CDE (Common Data Environment) is a central repository – e.g. a cloud platform or server – where all models, drawings and project data are shared between all disciplines and participants.

What is LOD?

LOD (Level of Development) determines how much detail and information an element in the model must contain at a given project stage – from a rough massing volume to precise execution-level geometry.

What is IFC?

IFC (Industry Foundation Classes) is an open, software-independent format for exchanging BIM models between different programs and disciplines – it exists precisely so that tools like Revit, Archicad, Tekla and others can communicate with each other.

What are Dalux, Trimble Connect or BIM Collaborate Pro?

These are common cloud-based CDE platforms for sharing models and data between disciplines – they mainly differ in interface and price, and the choice depends on what's agreed in the project's BEP.

What is Navisworks?

Navisworks is an Autodesk software where I combine models from all disciplines into a single federated model and search it for clashes – hard, soft and time-based alike.

Do you need a finished BEP for us to start?

No. If you don't have a BEP yet, I can prepare a custom one for you, or we can develop it together right at the start of our cooperation.

Do I need to work in Revit for us to cooperate?

No, you don't. Every common BIM program can export a model to IFC format with the correct parameters, so I can coordinate models from software other than Revit as well.
